What does the 98053 market mean for sellers of $2M+ homes?

Selling an estate or acreage property in 98053 takes a different approach than selling a typical neighborhood home. Every property has its own features, setting and buyer pool.

With more inventory and longer selling times, here’s what we’re recommending to sellers:

  • Allow enough time. With a 32-day median time on market and more competition in area 550, build some flexibility into your timeline and carrying costs.
  • Get the price right from the start. With 41.0% of 98053 homes seeing a price reduction in the three months ending September 2026, pricing based on current sales matters. We don’t want to start too high and spend the next several weeks chasing the market.
  • Make the property and land part of the story. Many 98053 estates sit on several acres. Professional aerial photography, video and a quality virtual tour help buyers appreciate the property and its setting before they schedule a showing.

If you’re considering selling, we’re happy to put together a free home valuation based on recent 98053 sales and the features of your property.

What does the 98053 market mean for buyers?

For buyers, the slower pace creates some opportunities that weren’t as common a year ago. There’s more time to compare properties and take a closer look at the details before making a decision.

A few things we recommend:

  • Take advantage of the extra time. With homes taking longer to sell, buyers may have more room to negotiate inspections, closing timelines and credits.
  • Understand the property. Because most of 98053 is in unincorporated King County, confirm the jurisdiction, the permitting authority and the water, septic or sewer setup for any home you’re considering.
  • Confirm school assignments. Schools can vary by property, so check directly with the district for the specific address.
