What’s different about selling right now
Buyers have more choice than a year ago. Over the three months ending September 2026, Redfin reports median days on market rose in Redmond (36 days, from 22), Bellevue (24, from 18) and Kirkland (28, from 22), and between 32.8% and 39.4% of homes in those cities had a price drop. Woodinville stayed quicker, at a median of 20 days. Homes that are priced right and look their best on day one still sell well. Homes priced on hope tend to sit.
How we sell your home
- Price it from real comparable sales. We prepare a comparative market analysis (CMA) from recent sales near you and walk you through the range before you list.
- Prepare it to show. We recommend the repairs, paint, landscaping and staging that are worth doing, and nothing that isn’t. With Compass Concierge, eligible sellers can have the cost of approved improvements fronted, with nothing due until closing (program terms apply). Our team has used Concierge to prepare homes like an Education Hill home in Redmond.
- Market it locally and nationally. Photo galleries and cinematic presentations, print brochures, direct-mail postcards to your neighborhood and to the neighborhoods your likely buyers come from, social media and Compass’s national reach. See how we market your home.
- Negotiate and manage to closing. We review every offer with you, handle the inspection negotiation and oversee escrow, title and the buyer’s lender so you close on time.
Selling and buying at the same time
Many of our sellers are moving up or downsizing within the Eastside. We’ll help you decide whether to buy first or sell first and how to time both. Read Buy Before You Sell? Pros and Cons.

What our sellers say
“Thanks to their guidance, we ultimately reached the exact sale price target we set before putting the home on the market.”
— Jason, Google review, Woodinville seller, 2026
“From guiding us to make smart home improvement and staging decisions (and steering us away from unnecessary investments that wouldn’t give us a good return on our investment), to choosing a strategic time to hit the market, and pricing our home to be compelling to buyers in a tricky market (while remaining on target with our goals)- we’re very happy with the outcome, and we went pending at full asking price within 10 days.”

Selling FAQs
What is the difference between a listing agent and a selling agent?
A listing agent represents the seller: pricing, preparing, marketing and negotiating the sale of your home. A selling or buyer’s agent represents the buyer. In Washington the duties of each are set out in RCW 18.86.
How long does it take to sell a home on the Eastside right now?
Over the three months ending September 2026, Redfin reports a median of 20 days on market in Woodinville, 24 in Bellevue, 28 in Kirkland and 36 in Redmond.
How many homes sell between $1 million and $2 million on the Eastside?
About 2,159 homes in Bellevue, Kirkland, Redmond, Sammamish, Issaquah, Woodinville, Bothell (King County side), Kenmore, Duvall and Mercer Island sold in that range from October 2025 through September 2026, based on King County Assessor sales records. Those totals are ZIP-code areas, not city-limit counts.
What does it cost to sell a home in Washington?
The main costs are the commission (negotiable), Washington’s real estate excise tax (graduated: for a $1.5 million sale the state portion is $18,255 in 2026, before local REET), title insurance, escrow fees and any repairs or credits. Read our guide to the hidden costs of selling a home.
How have Butler & Butler’s $1 million to $2 million listings sold?
From January 2024 through October 2026, 37 homes listed or co-listed by Bret Butler sold for between $1 million and $2 million, at a median price of $1,470,000 and a median of 18 days on market. Sixteen of the 37 sold at or above their final list price, and in total they sold for 98.8% of their final list prices (NWMLS data, our calculations).
Can I sell my home and buy another one at the same time?
Yes. Common options are making your purchase contingent on selling, timing two closings close together or financing the new purchase before you sell. We’ll help you weigh the trade-offs with your lender.
